Winter readiness checklist

Everything a commercial property should have done before the first storm, on one page. Print it, walk your lot with it, keep it in the winter file. No email address required.

The property (do before the ground freezes)

  • Stake curbs, islands, hydrants, catch basins and speed bumps
  • Patch potholes and settled trench cuts (plows find them the hard way)
  • Confirm downspouts don't discharge across walkways
  • Pick and mark snow pile locations (not over drains, hydrants or sight lines)
  • Test exterior lighting on the routes people actually walk
  • Photograph existing pavement, curb and turf conditions

The contract

  • Trigger depth in writing (lot and walkways, if different)
  • Who monitors weather and dispatches (it shouldn't be you)
  • Certificate of insurance for the current season, your property listed
  • Service report format agreed and a recipient named
  • Pile management and post-storm cleanup passes included
  • Pre-season walkthrough scheduled and documented

The building team

  • Overnight contact tree tested (who unlocks gates at 2 a.m.?)
  • Walkway ice melt staged at each entrance for the first-hour gap
  • Fire lanes and hydrant zones flagged for the plow crew
  • Tenants told what gets cleared, in what order, by when
